Kochville commission approves first new subdivision in 20 years

The Kochville Township Planning Commission recently approved what will be its first new subdivision in more than 20 years.
The planning commission unanimously approved Phase I of the development, which will consist of 31 units, Monday, July 11. Phase I will have a total area of 11.7 acres, with 6.1 acres being used for the developed area, and 5.6 acres consisting of required open space for the community.
This first phase will be zoned multi-family, and will consist of condominiums and townhomes. The second phase will ultimately bring the subdivision to 137 units, with a mixture of both multi-family and single residential homes.
East of Wal-Mart and Sam's Club, the Lakeside Village at Cardinal Square, as it is being named, borders Fashion Square Boulevard on the west. It will also border the recently completed Krossroads Park, the more than 20,000 square foot boundless playground for children with disabilities. The subdivision's location near the new park should help it appeal to younger families, as well as to older couples looking for manageable living with low maintenance
While commercial development in Kochville Township has been soaring the past few years, a corresponding increase in residential construction has not accompanied the growth in the business sector. The 51.1 acre project will help to add population – and their tax revenues – to an area where the population has remained relatively flat or undergone minimal growth for several decades.
Kochville Township Supervisor and Zoning Administrator Kenneth P. Bayne believes the subdivision's location bordering the park will make it a highly desirable place to live. The subdivision is also in close proximity to many grocery stores and retail outlets, not to mention Bay Road and I-675. The streets will be landscaped and lined with trees and streetlights, helping to create a friendly and open environment to live in.
The project is being developed and financed by Mark Pumford, owner of Kochville-based Pumford Construction.
